LOCATION: Approximately 10.5 miles south of Bay City. Ranch fronts FM 2668 for easy access.
IMPROVEMENTS: Access to 50,000kW transmission line from Central Power & Light. Availability of rail service to the ranch. Availability of a barge canal. The ranch lies just south of the Celanese Bay City Plant and the turning basin. It is approximately 14 river miles from the Intracostal Canal. The ranch has approximately 1 mile of the Colorado River, also known as the "Kate Ward Chute." Easy access off FM 2668.
LAND USE: This ranch is perfect for commercial or plant use. The Dow Chemical Corp. was a previous owner with construction in the planning (the reason for the availability of gas lines, electrical service, rail service, and access to the barge canal). The ranch has about 600 acres in cultivation and the remaining acreage is used for ranching practices with the capability of running approximately 200 cow/units. The ranch could be subdivided and an added marina would dock larger recreational boats, giving protection from tropical storms. Ground water monitoring wells in place. Extensive environmentals have been completed.
TERRAIN: Mostly flat with a slight roll and scattered oak trees. While portions of the ranch are in the flood plain, other areas of the ranch are close to the highest elevation in the county along the river. Huge oak trees add beauty and give character to home sites or offices.
LIVE WATER: Approximately one mile of Colorado River Frontage.
MINERALS: No minerals, but seller will convey drill-site protection.
